Demand:
During the past week, the Ada County real estate market continued to showcase stable demand. A total of 130 homes moved into the pending status, reflecting a slight increase from the previous week. The composition of these pending homes includes 40 newly constructed properties and 90 resale homes.
Supply:
As of the most recent data, there are 1,290 homes available for sale, marking a slight decrease from the preceding week’s inventory. The breakdown of these listings includes 362 completed new construction homes, 220 homes currently under construction, and 708 resale properties.
Inventory Rate:
The overall inventory rate for Ada County stands at 2.3 months, indicating a balanced market. Breaking it down further, the new construction segment has an inventory rate of 3.4 months, while the resale market has an inventory rate of 1.8 months.
Interest Rates:
Mortgage rates extended their decline leading up to the Thanksgiving holiday. Over the past few weeks, there has been a notable decrease of 0.5%, nationally.
